Important Information
Check-in and Check-out Procedures
- Check-in is after 4pm and check-out is by 10am.
- Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) or entry information cannot be sent.
Property Access
- Guests do not have access to the locked-off portion of the Sportsman's Lodge, the Fitness Center, or the Wine & Cigar Bar. These are for member use only.
- The owners of this home use 1 exterior security camera located on the front exterior wall pointed at the deck and yard.
Policies and Rules
- Minimum age: 25 years. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.
- No smoking allowed in the home.
- No events allowed.
- Children allowed.
- No pets allowed.
- No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable.
- Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.
- Guests are not allowed to bring their own ATVs. For information about ATV rentals please visit: Off Road Adventures website.
Fees and Payments
- All stays at Eagles Nest homes have an additional amenity fee.
- Firewood may be added at the time of booking under "Additional Fees" after entering payment info or by reaching out to the host more than a week in advance. You get two wrapped bundles and a firestarter for $25/night.
- Eagles Nest Winery day passes are available onsite for $25.00 each. HOURS: Thur & Fri 4pm-10pm; Sat & Sun 1pm-7pm. All visitors at the winery must be 16 years or older. This is strictly enforced.
- The summer concerts are open to all guests; there may be an admission fee for each person and cash bar for food and drinks.
- Bookings canceled 60+ days before arrival will receive a refund of the deposit. Bookings canceled within 59 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest. All bookings are subject to a $50 cancellation fee.
Parking and Vehicle Information
- Free parking is available.
- 4WD/AWD and/or chains are recommended during winter (Nov-March). Travelers visiting during winter months where inclement weather may be possible should come prepared with an AWD or 4WD vehicle, and chains may also be required if it snows. No refunds, allowances, or date changes will be given to travelers who are not prepared with the proper vehicle, as outlined in the Rental Agreement.
Utilities and Amenities Access
- All BRMR homes offer well-stocked kitchens with necessary utensils for meal preparation. A starter set of paper products is provided: a roll of toilet paper per bath, several garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. These are enough for one or two nights. Towels and bed linens are provided.
- A hair dryer is provided.
- Guests are responsible for supplying their own recreational equipment (basketballs, soccer balls, tennis equipment, etc.).
- All Eagles Nest homes have internet, but some areas of travel may not have cell reception.

Community and Construction Notes
- Eagles Nest is a developing community with construction occurring in several neighborhoods. Construction noises may be heard 7am-7pm Monday through Saturday.

- Camp (BYO Equipment): Tennis Courts, Pickleball, Disk Golf, Archery (Restrooms and Pavilion coming soon)
